8 Easy Ways to Refresh Your Vacation Rental

Are you looking to give your rental property a fresh makeover? Whether you’re looking for higher occupancy rates or a competitive edge in the market - We've got you covered! Here are eight easy tips to refresh your rental space and make it stand out to potential renters.

1. Brighten Up Your Space with a Fresh Coat of Paint:

Start your rental refresh with a breath of fresh air on your walls. Say goodbye to those chipped corners and faded wall colors and hit the paint store! Grab a mix of samples to take home and try out, finding that balance between bold and trendy colors and those classic, neutral hues that never go out of style.

The top paint colors for 2024 are:

Our favorite neutral paint colors:

2. Wow Factor Wallpaper:

Add some personality and that added “wow factor” by adding wallpaper to your home! Whether in the bedrooms, living room, powder bathroom, or dining room, this small update can set your property apart from the competition, leaving a lasting impression on your guests.

Philip Jeffries and Look Walls are two of our favorite places to get wallpaper. These collections are a great place to start if you’re looking for anything from a neutral print to a bold pattern. Explore our interior design projects for inspiration!

3. Upgrade Your Window Treatments:

This is your sign to toss (or donate) those old blinds and invest in high-quality shutters. Okay, maybe that is too big of an expense, but that’s okay! If your budget is not ready for this big switch, opt for motorized or cordless blind options for convenience and durability.

After you’ve made the switch, don’t forget to refresh your curtains! We recommend going with a linen or cotton fabric that is a light or neutral color to brighten the room and make it feel larger.

4. Swap Out Your Old Lighting:

Make sure your rental home is well-lit, by maximizing the natural lighting from the windows to create a welcoming atmosphere. If your property does not offer many windows, optimize lighting by adding lamps and switching those light bulbs for daylight or bright white LED bulbs to make your space the perfect mix of bright and cozy.

Designer tip: avoid using cool or soft white hues that are too hospital-feeling or too dim. Instead, grab the bulbs with a color temperature of around 5000K for a balanced, natural light that will make your home feel inviting and spacious!

For a bigger investment, consider upgrading the full light fixture especially if you currently have builder-grade finishes. This is an easy swap for a HUGE difference in the space! A prime example is our Starfish Cove project:

5. Refresh Your Bedding and Towels:

Treat your guests with fresh bedding and fluffy towels. It’s time to get rid of the old duvet or comforter and the overused towels and swap them with crisp white towels and soft bedding to make your rental feel like home instantly. Some of our favorites are currently:

6. Update Your Kitchen and Bathroom Hardware:

Upgrade the hardware in your kitchen and bathroom for an easy swap of luxury. Toss out those old, outdated knobs and pulls, and try for something more sleek and timeless like a classic chrome or nickel finish for a traditional aesthetic, or go modern with a sleek bronze or black hardware.

Designer tip: Update your faucets and showerheads for consistency throughout the whole space!

7. Add Local Art

Infuse your rental space with local artwork to sell your location! Because let’s face it, finding the perfect rental home first begins with location. Showcase iconic landmarks, scenic views, or anything that resonates with the area's charm. When thinking of artwork, some questions to ask are:

  • Why do people want to stay here?

  • What are the top things to do in the area?

  • What comes to mind when thinking of your location?

For example, when designing Anna Maria Island vacation rentals, we love featuring pieces from local artists who have painted or photographed spots like Holmes Beach, the Anna Maria Island City Pier, and local hotspots like Pine Ave.

Another great way to incorporate the local scenery is by interpretation pieces like soft blues resembling the ocean or a neutral piece for sand on the beach. Opt for quality pieces that add personality and charm and always avoid canvas prints because these will cheapen the look of your space!
